Terms of Service

These Terms of Service ("Terms") constitute a legally binding agreement between you and Seblea Inc. ("Seblea," "we," "us," or "our") governing your access to and use of the Seblea platform, including our website, web application, and all related services. These Terms are effective as of August 4, 2026.

By creating an account, accessing, or using any part of Seblea, you acknowledge that you have read, understood, and agree to be bound by these Terms. If you do not agree to these Terms, you must not access or use the platform. Your continued use of Seblea after any modifications to these Terms constitutes acceptance of the revised Terms.

You must be at least 18 years of age to use Seblea. By creating an account, you represent and warrant that you are at least 18 years old and have the legal capacity to enter into these Terms.

Seblea is designed for current or recently enrolled students at accredited higher education institutions in the United States. While any person meeting the age requirement may create an account, certain features such as the verified student badge require a valid .edu email address from a recognized US institution.

To use most features of Seblea, you must create an account by providing accurate and complete information, including your name and a valid email address. You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account.

You agree to provide truthful information during registration and to keep your account information current. Each person may maintain only one Seblea account. You must notify us immediately at support@seblea.com if you suspect unauthorized access to your account. Seblea is not liable for any losses arising from unauthorized use of your account where you have failed to maintain adequate security of your credentials.

You are solely responsible for all content you post on Seblea, including sublease listings, property descriptions, photographs, profile information, and messages ("User Content"). All listings must accurately represent real, currently available properties. You must have the legal right to sublease or list any property you post.

By posting User Content on Seblea, you grant us a non-exclusive, worldwide, royalty-free license to use, display, reproduce, and distribute your content solely in connection with operating and promoting the platform. You retain all ownership rights in your User Content. Seblea reserves the right to remove any User Content that violates these Terms, is fraudulent or misleading, or is otherwise objectionable, at our sole discretion and without prior notice.

Seblea offers a roommate matching feature that uses a compatibility algorithm based on lifestyle questionnaire responses. Match scores and compatibility breakdowns are provided as advisory tools to help you identify potentially compatible roommates.

Seblea makes no guarantee of roommate compatibility, and match scores should not be considered a prediction of a successful living arrangement. You are solely responsible for evaluating potential roommates and making your own decisions about housing arrangements. We strongly recommend meeting in person or via video call and conducting your own due diligence before entering into any roommate agreement.

Seblea provides a real-time messaging system for users to communicate about listings, roommate arrangements, and housing-related matters. You agree to use messaging only for its intended purpose and in compliance with these Terms.

You may not use Seblea's messaging system to harass, threaten, or intimidate other users; send spam, unsolicited advertising, or commercial solicitations; distribute malware or phishing content; or engage in any illegal activity. Messages are stored securely with row-level security policies and are accessible only to conversation participants. Seblea may review messages when investigating reports of abuse, safety concerns, or violations of these Terms.

Seblea requires account verification before you may message other users, post a listing, or use roommate matching. You may verify by either of two methods, at your choice: confirming a school email address ending in .edu, or completing a government ID check.

If you verify by student email, you consent to us sending a one-time code to the address you provide and to us storing that address on your account. You represent that the school email address you provide belongs to you. A single school email address may be used to verify only one account.

If you verify by government ID, that check is performed by Stripe Identity, a third-party verification service. You consent to scanning your government-issued identification document and taking a selfie, which are processed directly by Stripe according to Stripe's privacy policy. Seblea receives only your verification status and your verified legal name from Stripe. We do not receive, access, or store your identity documents or biometric data. Where you verify by this method, your display name is set to the name on your identification document and may not be changed without contacting support.

A verified badge indicates only that one of these checks was completed. It does not indicate which method was used, and it does not constitute an endorsement by Seblea of any user's character, reliability, or trustworthiness. Attempting to verify using an email address that is not yours is a violation of these Terms.

You agree not to engage in any of the following activities on or through Seblea: posting fraudulent, misleading, or fictitious listings; impersonating another person or misrepresenting your identity, affiliation, or credentials; scraping, data mining, or using automated means to access or collect data from the platform; attempting to circumvent, disable, or interfere with security features, access controls, or rate limiting mechanisms.

Additional prohibited activities include: using the platform for any commercial purpose unrelated to housing or roommate matching, including advertising, solicitation, or promotion of external products or services; harassing, threatening, discriminating against, or stalking other users; uploading content that infringes on the intellectual property rights of others; and any activity that violates applicable local, state, or federal law.

The Seblea platform, including its design, code, algorithms, branding, logos, text, graphics, and all other proprietary content, is owned by Seblea Inc. and is protected by United States and international copyright, trademark, and other intellectual property laws.

You may not copy, modify, distribute, sell, or lease any part of the platform or its content without our express written permission. You retain ownership of all User Content you post on Seblea, subject to the license granted in Section 4 of these Terms.

Seblea reserves the right to suspend or terminate your account at any time, with or without notice, for conduct that we determine, in our sole discretion, violates these Terms, is harmful to other users, or is otherwise inappropriate. Grounds for termination include but are not limited to posting fraudulent listings, harassment, impersonation, and repeated violations of platform policies.

You may delete your account at any time through your account settings. Upon deletion, your personal data, listings, and roommate profile will be removed. Messages you sent will be anonymized. Certain provisions of these Terms survive termination, including Sections 11 through 16.

Seblea is provided on an "as is" and "as available" basis without warranties of any kind, whether express, implied, or statutory. We expressly disclaim all warranties including, without limitation, implied warranties of merchantability, fitness for a particular purpose, title, and non-infringement.

Seblea does not warrant that listings are accurate, current, or complete; that roommate match scores will result in compatible living arrangements; that identity-verified users are trustworthy; that the platform will be uninterrupted, secure, or error-free; or that any particular housing outcome will result from using the platform. You use Seblea at your own risk.

Seblea is a platform that facilitates connections between students seeking housing and roommates. We are not a party to any housing agreement, lease, sublease, or roommate arrangement made between users. Seblea is not responsible for the actions, omissions, or conduct of any user, whether on or off the platform.

To the maximum extent permitted by applicable law, Seblea's total liability to you for all claims arising out of or relating to these Terms or your use of the platform shall not exceed the greater of fifty dollars ($50) or the amount you paid to Seblea in the twelve months preceding the claim. In no event shall Seblea be liable for any indirect, incidental, special, consequential, or punitive damages, including loss of profits, data, or goodwill.

You agree to indemnify, defend, and hold harmless Seblea Inc., its officers, directors, employees, agents, and affiliates from and against any and all claims, damages, losses, liabilities, costs, and expenses (including reasonable attorneys' fees) arising out of or related to: your use of the platform; your violation of these Terms; your User Content, including any fraudulent or misleading listings; any dispute between you and another user; or your violation of any applicable law or regulation.

This indemnification obligation survives the termination of your account and these Terms.

Before initiating any formal dispute resolution, you agree to contact Seblea at support@seblea.com and attempt to resolve the dispute informally for at least 30 days. Most concerns can be resolved through direct communication.

If informal resolution is unsuccessful, any dispute arising out of or relating to these Terms or the Seblea platform shall be resolved through binding arbitration administered by the American Arbitration Association under its Consumer Arbitration Rules, rather than in court. You and Seblea each waive the right to a jury trial and the right to participate in a class action, class arbitration, or representative proceeding. Notwithstanding the foregoing, either party may bring an individual action in small claims court for disputes within that court's jurisdictional limits.

These Terms and any dispute arising out of or related to them or the Seblea platform shall be governed by and construed in accordance with the laws of the State of Delaware, without regard to its conflict of law provisions.

To the extent that litigation is permitted under these Terms, you consent to the exclusive jurisdiction and venue of the state and federal courts located in the State of Delaware.

Seblea reserves the right to modify these Terms at any time. When we make material changes, we will provide notice at least 30 days before the updated Terms take effect. Notice may be provided via email to the address associated with your account, through an in-app notification, or by posting the revised Terms on the platform with a new effective date.

Your continued use of Seblea after the effective date of any modifications constitutes your acceptance of the updated Terms. If you do not agree to the revised Terms, you must stop using the platform and delete your account before the changes take effect.
